Though it may not be required, 4x4 is highly recommended in the wintertime. PET FEE: $75/night/pet (minimum $225 per stay) Handicap Accessible Features: - The main level is fully handicap/wheelchair accessible with a wide, flat entrance, wide doors and hallways, and grab bars in the bathrooms for the toilets and showers. - The upper and lower levels DO require stairs to access them, but once there you have the same wide hallways and doors and grab bars in the bathrooms. SOME NOTES ABOUT THE MOUNTAINS: - This is the mountains and cell service may be spotty - There may be some twisty roads - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. Fireplace is gas powered and is typically shut off between March/April and October/November. Note: This is the mountains and WiFi and cell phone service can sometimes be spotty and lose service. If the internet does go out, try resetting the router first. We highly recommend you download maps of the area offline prior to arriving. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. A separate rental agreement will be sent out electronically after booking for e signature. Signing of the agreement is required. This agreement outlines house rules and policies.

House Rules

No parties. Events (birthdays, anniversaries, family gatherings, etc.) ok WITH HOST APPROVAL, but any larger events with more than the registered guests coming may require additional event fee. In the event a guest does this without prior approval and/or pay the required event fee, the guest will be required to leave immediately with no refund and lose their deposit. The booking guest must be 25+ (please contact us prior to booking if you do not meet this age restriction. We do evaluate on a case by case basis). You must message us before booking more than 4 guests. By confirming your booking you agree to adhere to the Rental Rules set forth in this listing If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $25 per person per night. - Check-in time is anytime after 4 pm, and check-out time is 10 am. Sometimes early/late check-in and check-out can be accommodated for a fee of $25/hr. - Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all trash outside to the trash cans on the side of the cottage. 2. Please wash all dishes/put in the dishwasher (hand wash pots/pans and knives or they may get damaged). 3.Please leave linens/sheets on the beds. Overstating the obvious: - We have stocked the cottage with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We are so happy that you are considering staying in our cottage. We do appreciate all feedback, and please privately let us know of any areas in which we can improve. We require all guests to sign and return the rental agreement via email. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted. Breaking this rule will incur a minimum fee of $250 plus any additional fees required for additional cleaning, etc. 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 16 persons (including infants) are allowed in the cabin at any time. 3.Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses. 7. All pets must be under guest's control at all times, crated when alone at the home, and not allowed on any furniture. If pets are left loose outside or disturb neighbors with excessive barking, etc. guest may be required to leave with no refund. Guest must pick up inside and outside after pet and dispose of any pet waste, etc. or will be subject to additional fee of a minimum of $250. Any damages caused by pet are the responsibility of the guest and will be charged from security deposit, etc. 8.Parking: PARKING – Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Please leave linens/sheets on the beds and towels on the floor (not in the bathtub) of the bathrooms. 10.Please lock all doors and all windows upon departure. 11. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the side of the cottage. 12.Water: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $1000. 13.Storms: No refunds will be given for storms Tropical storms and hurricanes are common in South Florida and may cause water intrusion, power outages, damages, etc. Plan your trip accordingly. 14. Any damage to any items in the cottage including couches, chairs, tables, TVs, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb or VRBO assigns your consent to all listed under "House Rules" 15. Hot Tub: [No children under the age of 18 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave the cover on so hot tub will stay warm. - NOTE: The hot tub is drained and cleaned after each guest so the hot tub may not be hot or to its full heat when you arrive. It can sometimes take up to 24 hours to get to full heat of 104* and if it is very cold out it may not get above 90*. Keep the cover on snug to help retain the heat and help it heat up faster. Hot tubs tend to have a lot of maintenance and there will be no refunds or discounts if there is a hot tub issue during your stay. We will do our best to get it fixed once notified as quickly as possible. 16. Guests at Alpine Lodge have access to the entire home and its amenities. Enjoy the use of the hot tub, BBQ, fire pit, laundry room, etc. Make use of the WiFi and Theater Room when you're not out adventuring on the nearby hiking trails when you're looking for some fresh air. Parking: There is a paved driveway right in front of the entry that can hold about 2 cars. There is a large gravel parking area down on the side of the cabin, however it is a bit steep to get down and there is a big bump at the transition from the pavement to the gravel so it's best only for trucks or SUVs that have ground clearance.

Such a great place to stay if you have a large group! The host is super responsive and worked with our situation changes. I had seen reviews about the gravel road and it was not that bad. AWD or 4WD was very important but we ensured everyone in our group came prepared. Location was also perfectly between Pigeon Forge and Gatlinburg, while remaining secluded for some peace and quiet. I highly recommend this place as well as the hosts!

- Easy to find by GPS - No crazy, steep roads to climb, but there are some typical winding, mountain road sections...I live in FL where everything is flat and straight and it's no problem for me - Roads are all paved, except towards the end which is gravel, but still in good shape Parking: There is a paved driveway right in front of the entry that can hold about 2 cars. There is a large gravel parking area down on the side of the cabin, however it is a bit steep to get down and there is a big bump at the transition from the pavement to the gravel so it's best only for trucks or SUVs that have ground clearance.
