Other Details to Note

PET FEE: $50/night/pet (minimum $150 per stay) STEEP DRIVE: The driveway is short, but steep and requires a two-point turn to get in/out. Once you do it a couple times you'll be a pro! 4WD REQUIRED: During Winter, if there is a snowstorm 4WD is required and you may not be able to make it up the driveway without it. There will be no refunds if you can't make it up the driveway to the cabin or bring the wrong type of vehicle for the weather. - The cabin has well water and when first turning the hot water on it can sometimes have a slight sulfur smell. This will go away after a minute or two and is typically just when you first turn it on the first day. After you start using the water regularly it goes away. This is normal. The water is drinkable. - Cell phone service can be spotty in the area, so download the maps offline before arriving. - The community pool and fishing pond are run by a 3rd party and we have no control over closures, etc. that may occur. No refunds will be issued for closures of these amenities. - Fireplace is gas powered and is typically shut off between March/April and October/November. SOME NOTES ABOUT THE MOUNTAINS: - This is the mountains and cell service may be spotty - There may be some twisty roads - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. A separate rental agreement will be sent out electronically after booking for e signature. Signing of the agreement is required. This agreement outlines house rules and policies.

House Rules

All guests must be 25+. (Please contact us prior to booking if you do not meet this age restriction. We do evaluate on a case by case basis). You must message us before booking more than 6 guests. By confirming your booking you agree to adhere to the Rental Rules set forth in this listing If you bring more people than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $25 per person per night. - Check-in time is anytime after 4 pm, and check-out time is 10 am. Sometimes early/late check-in and check-out can be accommodated for a fee of $25/hr. - Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all trash outside to the bear proof trash bins. 2. Please load all dishes into the dishwasher and run it (hand wash pots/pans and knives or they may get damaged). Overstating the obvious: - The hot tub is all ready for you and should be set no lower than 95 or more than 104 degrees at all times - We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We are so happy that you are considering staying in our cabin. We do appreciate all feedback, and please privately let us know of any areas in which we can improve. We require all guests to sign and return the rental agreement via email. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 6 persons (including infants) are allowed in the cabin at any time. 3.Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses 7. All pets must be under guest's control at all times, crated when alone at the home, and not allowed on any furniture. If pets are left loose outside or disturb neighbors with excessive barking, etc. guest may be required to leave with no refund. Guest must pick up inside and outside after pet and dispose of any pet waste, etc. or will be subject to additional fee of a minimum of $250. Any damages caused by pet are the responsibility of the guest and will be charged from security deposit, etc. 8.Parking: Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. 10.Please lock all doors and all windows upon departure 11. Garbage: Any garbage must be stowed in the proper garbage receptacle. Make sure it is closed tightly or the animals will get into it. 12.Hot Tub: [No children under the age of 18 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave the cover on so hot tub will stay warm. - NOTE: The hot tub is drained and cleaned after each guest so the hot tub may not be hot or to its full heat when you arrive. It can sometimes take up to 24 hours to get to full heat of 104* and if it is very cold out it may not get above 90*. Keep the cover on snug to help retain the heat and help it heat up faster. Hot tubs tend to have a lot of maintenance and there will be no refunds or discounts if there is a hot tub issue during your stay. We will do our best to get it fixed once notified as quickly as possible. 13.Water and Septic: The cabin is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000. 14.Storms: No refunds will be given for storms. [Mountain roads can be curvy and steep. A four-wheel-drive vehicle is required during the snow/winter months. We do not refund due to road conditions or if you cannot make it to the cabin due to road conditions and/or not having a 4wd vehicle.] 15. Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, hot tub, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Guests have full cabin access. There is a paved parking area that can hold 1-2 cars. You can fit another car on the dirt on the side, if necessary. DOGS: Please note this cabin is next to two residential properties and that the neighboring properties have dogs that can sometimes bark. No refunds will be issued for this.

Cale was a great host. He made sure everything was going smoothly and his cabin was very great. Hot tub worked fantastically and so did the sauna this is a great cabin for the price and the host and co hosts are outstanding! We will definitely be booking with Cale again! This cabin was very cozy, comfortable, and well maintained. The host was very responsive, easy to communicate with, and took great care of their home. The hot tub and fireplace were some of our favorites. The house was clean, well stocked, and stayed very warm amidst the cold. Many people had concerns with the driveway, we had no issues driving up/down it with our 4x4 Jeep, I strongly recommend an SUV or two people to spot with a sedan. The host does accurately describe its slope and necessary attention when driving up, heed this info and you'll be just fine! We would gladly come back and explore more of the Smoky Mountains while staying at this Airbnb!
