Other Details to Note

-All guests must be 21+ (Children with parents are allowed). If under 21, please contact us prior for approval. -8 Human Max. -3 Vehicle Max. -No Pets. -The hot tub is for guests 25 and over only. -Alcohol is not allowed near the hot tub. -You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. -Use the hot tub AT YOUR OWN RISK! -We do not offer late check out or early check in. -If you arrive early or depart late without prior approval there will be a $50 charge per hr. -We do not offer refunds for weather or natural disasters. -If you sneak in a pet of any kind you will be charged an additional $300 and you will be asked to leave. - Charcoal and coffee are not provided . -Fires allowed in the fireplace only (bring your own firewood). Unauthorized fires (including candles) will be charged $300 plus damages. -Please note, if you are outside of your free cancellation window, we are only able to add days to the beginning or end of your stay- we are not able to change to new dates at that point. If you need to change dates outside of your cancellation window, you will need to cancel and request a new booking. SOME NOTES ABOUT THE MOUNTAINS: - This is the mountains and cell service may be spotty - There may be some twisty roads - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. - The cabin has well water, which can sometimes have a minor smell or tint. This is normal. The water is drinkable, but we always recommend filtered water. - Cell phone service is very spotty in the area, so download the maps offline before arriving. Fireplace is typically shut off between March/April and October/November. Note: This is the mountains and WiFi and cell phone service can sometimes be spotty and lose service. If the internet does go out, try resetting the router first. We highly recommend you download maps of the area offline prior to arriving.

Great place to stay! The hosts were very responsive and proactive with instructions on the hot tub and recommendations for activities in the area. We had such a relaxing stay with fantastic views from the back deck.

The cabin smelled clean and in great condition. Our crew loved the hot tub, the pool table, & fireplace. The location was perfect for our activities in Smokies National Park, Gatlinburg & Pigeon forge The Stampede.
