Required Guest Agreement & House Rules Summary By booking this property, guests agree to the following key terms: Booking & Responsibility The primary guest is financially and legally responsible for the reservation and all guests. The name on the reservation must match the guest’s legal name. A background check may be conducted on the primary guest. Adverse results may result in cancellation. Occupancy & Use Strict occupancy limits apply — no parties or events. The property may not be used for unlawful, illegal, or commercial purposes (remote work is allowed). Any violation may result in immediate termination without refund. Noise & Disturbances Quiet enjoyment is required. First noise complaint = warning Second noise complaint = immediate eviction without refund Law enforcement calls due to guest behavior will be charged to the guest. Smoking & Pets No smoking, vaping, or hookah anywhere inside the property. Pets are not allowed unless explicitly approved in writing. Unauthorized pets or smoking incur significant fees. Property Care & Damages Guests are responsible for all damages, missing items, or extraordinary cleaning. Do not remove, alter, or reprogram any furnishings, devices, or amenities. Towels may not be used for pools/hot tubs unless designated. Lost keys, fobs, remotes, or access items will result in replacement fees. Maintenance & Safety Guests must report any issues immediately upon arrival. Use of amenities (hot tubs, pools, saunas, fireplaces, stairs, gym equipment, bunk beds, etc.) is at guest’s own risk. Host is not responsible for guest personal property. Payments, Fees & Claims Guest authorizes charges for: Damage or missing items Excessive cleaning Unauthorized late checkout Policy violations Guests waive chargebacks related to valid charges under house rules. Legal & Disputes Florida law governs the agreement. Guests waive the right to a jury trial or class action. Disputes must be resolved through direct discussion, mediation, or bench trial. No parties. Events (birthdays, anniversaries, family gatherings, etc.) ok WITH HOST APPROVAL, but any larger events with more than the registered guests coming may require additional event fee. In the event a guest does this without prior approval and/or pay the required event fee, the guest will be required to leave immediately with no refund and lose their deposit. Check-in time is 4pm. Check-out is 10am. The booking guest must be 25+ (contact us directly if you are not 25 prior to booking). You must message us before booking more than 12 guests. By confirming your booking you agree to adhere to the Rental Rules set forth in this listing If you bring more people than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $35 per person per night. - Check-in time is anytime after 4 pm, and check-out time is 10 am. Early/late check-in or check-out can sometimes be accommodated for $25/hr. - Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all trash to the trash cans. Make sure it is securely closed or animals will get into it! 2. Please load all dishes into the dishwasher and run it. 3. Please leave linens/sheets on the beds. Overstating the obvious: - The hot tub is all ready for you and should be set no lower than 95 or more than 104 degrees at all times - We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We are so happy that you are considering staying in our cabin. We do appreciate all feedback, and please privately let us know of any areas in which we can improve. We require all guests to sign and return the rental agreement via email. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 13 persons (including infants) are allowed in the cabin at any time. 3. Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6. Only use appliances for their intended uses 7. All pets must be under guest's control at all times, crated when alone at the home, and not allowed on any furniture. If pets are left loose outside or disturb neighbors with excessive barking, etc. guest may be required to leave with no refund. Guest must pick up inside and outside after pet and dispose of any pet waste, etc. or will be subject to additional fee of a minimum of $250. Any damages caused by pet are the responsibility of the guest and will be charged from security deposit, etc. 8. Parking: PARKING – Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. --- - Please load all dishes into the dishwasher and run it on the normal cycle. - - - Please remove and dispose of all items in the refrigerator. - Please leave linens/sheets on the beds and towels on the floor (not in the bathtub) of the bathrooms. 10. Please lock all doors and all windows upon departure 11. Garbage: Any garbage must be stowed in the proper garbage receptacle. 12. Hot Tub: [No children under the age of 18 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave the cover on so hot tub will stay warm. - NOTE: The hot tub is drained and cleaned after each guest so the hot tub may not be hot or to its full heat when you arrive. It can sometimes take up to 24 hours to get to full heat of 104* and if it is very cold out it may not get above 90*. Keep the cover on snug to help retain the heat and help it heat up faster. Hot tubs tend to have a lot of maintenance and there will be no refunds or discounts if there is a hot tub issue...

Guests at Ridgeback Retreat have access to the entire home and its amenities. Enjoy the use of the hot tub, BBQ, fire pit, laundry room, etc. Make use of the WiFi and entertainment system when you're not out adventuring or the nearby hiking trails when you're looking for some fresh air. There are two gravel driveways with parking areas that can easily hold 6+ cars and trailers, if needed.
