Other Details to Note

PET FEE: $50/night/pet (minimum $150 per stay) SOME NOTES ABOUT THE MOUNTAINS: - The driveway to the cabin is a semi-steep, one-way drive. The easiest way is to actually go up the way with the "EXIT" sign as that will take you directly to the cabin. If you go to the entrance the GPS will take you to, you will just have to do a multi-point turn halfway up (you'll see a sign with arrow saying Deerly Beloved, the previous name of the cabin). Either way is totally fine, it's just easier to go the "EXIT" way the first time you arrive. That part is steep looking at first, but after you go up the first time it's a breeze! A 4x4 or AWD is highly recommended during winter season. - There is no designated parking off the private road/driveway, but you can park on the road directly in front of the cabin as you'll be the only ones accessing that part of the road/drive. - The dishwasher is a bit noisy. It is normal and works fine, but it's a small cabin so best to turn it on before you leave if possible. - The cabin has well water and when using the hot water it can sometimes have a sulfur smell/taste. This is normal and harmless. The water is drinkable, but we still recommend using the filtered water from the kitchen faucet. - Fireplace is electric powered and is typically shut off between March/April and October/November. - This is the mountains and WiFi and cell phone service can sometimes be spotty and lose service. If the internet does go out, try resetting the router (plugged in behind the washer/dryer) first. We highly recommend you download maps of the area offline prior to arriving. - This is in the forests and mountains and you will likely see bugs, mice, or furry critters (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters. - There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc. - PLEASE NOTE: Fall/Winter is ladybug season in the Smokies and these little buggers are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes. A separate rental agreement will be sent out electronically after booking for e signature. Signing of the agreement is required. This agreement outlines house rules and policies.

The name on the reservation must match the guest’s legal name. A background check may be conducted on the primary guest. Adverse results may result in cancellation. Occupancy & Use Strict occupancy limits apply — no parties or events. The property may not be used for unlawful, illegal, or commercial purposes (remote work is allowed). Any violation may result in immediate termination without refund. Noise & Disturbances Quiet enjoyment is required. First noise complaint = warning Second noise complaint = immediate eviction without refund Law enforcement calls due to guest behavior will be charged to the guest. Smoking & Pets No smoking, vaping, or hookah anywhere inside the property. Pets are not allowed unless explicitly approved in writing. Unauthorized pets or smoking incur significant fees. Please empty the refrigerator and take all trash outside to the trash can on the back porch. 2. Please load all dishes into the dishwasher and run it (hand wash pots/pans and knives or they may get damaged). 3. Please leave linens/sheets on the beds. Overstating the obvious: - The hot tub is all ready for you and should be set no lower than 95 or more than 104 degrees at all times - We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We are so happy that you are considering staying in our cabin. We do appreciate all feedback, and please privately let us know of any areas in which we can improve. We require all guests to sign and return the rental agreement via email. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 8 persons (including infants) are allowed in the cabin at any time. 3.Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses 7. All pets must be under guest's control at all times, crated when alone at the home, and not allowed on any furniture. If pets are left loose outside or disturb neighbors with excessive barking, etc. guest may be required to leave with no refund. Guest must pick up inside and outside after pet and dispose of any pet waste, etc. or will be subject to additional fee of a minimum of $250. Any damages caused by pet are the responsibility of the guest and will be charged from security deposit, etc. 8.Parking: PARKING – Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Please leave linens/sheets on the beds and towels on the floor (not in the bathtub) of the bathrooms. 10.Please lock all doors and all windows upon departure 11. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the back porch. Make sure it is closed tightly or the animals will get into it. 12. Hot Tub: [No children under the age of 18 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave the cover on so hot tub will stay warm. - NOTE: The hot tub is drained and cleaned after each guest so the hot tub may not be hot or to its full heat when you arrive. It can sometimes take up to 24 hours to get to full heat of 104* and if it is very cold out it may not get above 90*. Keep the cover on snug to help retain the heat and help it heat up faster. Hot tubs tend to have a lot of maintenance and there will be no refunds or discounts if there is a hot tub issue during your stay. We will do our best to get it fixed once notified as quickly as possible. 13.Water and Septic: The cabin is on a well and septic systems. The mineral content in the water is high. This cabin was beautiful inside and out and was equipped with everything and more necessary for having a good time. There was plenty to do in the community while also having a ton at the cabin. I really enjoyed our stay!!

5⭐️/5⭐️ !!! Cannot recommend this place enough. This was coziest, most peaceful getaway we could’ve asked for! With just a quick drive to Pigeon Forge/Gatlinburg area, this cabin is nestled into a quiet neighborhood in the mountains with a private access road so you don’t have to worry about traffic/cars passing through. The cabin itself is the cutest ever, studio-style set up with the perfect space for my husband and I. The were multiple fireplaces which we loved and definitely took advantage of and a hot tub on the porch to keep warm. Cale and Gabriela were so sweet and helpful prior to and throughout our stay. They had great tips and tons of recommendations for local restaurants and activities to do in the area. Would love to stay here again since we take a trip to Sevierville every year!

Beautiful place. Private, a little hard to find but the directions Cale give help very much. Also loved the cozy feel and the recommendations for food. Not too far from the main cities, just private enough. Will definitely book again.
