Absolutely no parties! The front yard is yours to enjoy. Quiet hours are from 10pm-8am and are strictly enforced. There is a noise monitor inside (it does not record audio only sound levels). No parties. Events (birthdays, anniversaries, family gatherings, etc.) ok WITH HOST APPROVAL, but any larger events with more than the registered guests coming may require additional event fee. In the event a guest does this without prior approval and/or pay the required event fee, the guest will be required to leave immediately with no refund and lose their deposit. All guests must be 25+ (exceptions can be made if you reach out to us prior). You must message us before booking more than 9 guests. By confirming your booking you agree to adhere to the Rental Rules set forth in this listing If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $35 per person per night. - Check-in time is anytime after 4 pm, and check-out time is 10 am. No exceptions. - Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all trash outside to the trash cans on the side of the home. 2. Please turn off all lights, lock up, and load/run the dishwasher. 3. Please leave linens/sheets on the beds Overstating the obvious: - We have stocked the house with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We are so happy that you are considering staying in our home. We do appreciate all feedback, and please privately let us know of any areas in which we can improve. We require all guests to sign and return the rental agreement via email. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted. 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 8 persons (including infants) are allowed in the cabin at any time. 3.Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this home. It is our home and you must treat it with respect. There is a noise monitor and should you break the noise rules you will be required to leave immediately without a refund. 4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses. 7. All pets must be under guest's control at all times, crated when alone at the home, and not allowed on any furniture. If pets are left loose outside or disturb neighbors with excessive barking, etc. guest may be required to leave with no refund. Guest must pick up inside and outside after pet and dispose of any pet waste, etc. or will be subject to additional fee of a minimum of $250. Any damages caused by pet are the responsibility of the guest and will be charged from security deposit, etc. 8.Parking: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Please leave linens/sheets on the beds and towels on the floor (not in the bathtub) of the bathrooms. 10.Please lock all doors and all windows upon departure. 11. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the side of the home. 12.Water: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $1000. 13.Storms: No refunds will be given for storms Tropical storms and hurricanes are common in South Florida and may cause water intrusion, power outages, damages, etc. Plan your trip accordingly. 14. Any damage to any items in the cottage including couches, chairs, tables, TVs, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb or VRBO assigns your consent to all listed under "House Rules". 15. SOME NOTES ABOUT SOUTH FLORIDA: - This is a tropical climate and you may see small lizards or bugs inside. We do have regular pest control, but sometimes they can’t be avoided or will get inside when you open the door. Keep the door and windows closed to help avoid them getting inside. No refunds or discounts will be given for any bugs or pests that may be present. - Do not put the A/C below 68* during the summer as this can cause the A/C system to freeze up and stop working and potentially cause expensive damage to the A/C system. Should this happen, the guest will be responsible for the service call/repair cost in full. 16: NO CHILDREN UNDER 18 ALLOWED IN THE SAUNA, SPA, OR COLD PLUNGE. ADULT SUPERVISION REQUIRED FOR CHILDREN UNDER 18 IN THE POOL. YOU ASSUME ALL LIABILITY FOR USE OF THE AMENITIES INCLUDING THE POOL.

Guests have full access to the home and front and back yard and all the resort amenities. The driveway can accommodate 4 cars.
